MIKSHA: Mission for Integrated Keeping of Safe & Hygienic Accommodation

Background

The MIKSHA Rating System has been developed to ensure that long-stay accommodations such as Paying Guest facilities, Hostels, and Co-Living Spaces meet defined benchmarks of safety, hygiene, comfort, and transparency.

The demand for PG/hostel accommodation has grown rapidly across Indian cities. While this has improved availability, it has also created uncertainty for parents, students, and professionals about the quality and safety of such facilities. MIKSHA Certification addresses this by providing a uniform, credible framework through which properties can be rated as Silver, Gold, or Platinum Certified.

Intent

The intent of MIKSHA Certification is to:

  • Provide assurance to tenants and families about the safety and hygiene of accommodations.

  • Establish transparent benchmarks for owners/operators to follow.

  • Create a nationally recognized directory of certified PGs and hostels.

  • Encourage continuous improvement and professional management in this sector.


Benefits of Certification

  • Listing of your property on the MIKSHA Certified Directory.

  • Right to display the MIKSHA Seal (Silver / Gold / Platinum) on premises and marketing material.

  • Higher trust and occupancy due to credibility with parents, students, and professionals.

  • Alignment with government expectations on fire safety, hygiene, and tenant rights.

  • Access to technical guidance on maintaining compliance.


Process for Certification

Step 1: Submit the online Application Form with applicant and property details.
Step 2: Submit payment details for the certification fee.
Step 3: Upload compliance documents (licenses, NOCs, agreements, etc.) in soft copy.
Step 4: A MIKSHA audit team will review documents and conduct a site inspection.
Step 5: Audit findings will be scored against the 100-point framework.
Step 6: Based on score, your property will be certified as Silver, Gold, or Platinum Certified.
Step 7: The certificate and listing will be issued, valid for 2 years.

Note: All documents are required in soft copy mode only. Keep your property ID for reference.

 


Compliance Documentation

The following documents are required (indicative list):

  • Proof of ownership / lease agreement

  • Municipal trade license / lodging registration

  • Fire Safety NOC (if applicable)

  • FSSAI license (if meals provided)

  • Occupancy certificate or building approval plan

  • Sample tenant agreement

  • Identity and police verification records (for owner/manager and tenants)

Documents may vary with property typology.


Validity

  • Certification validity: 2 years

  • Renewal must be applied for before expiry.

  • Expired certificates will be treated as new applications.


Fees

Certification Fee (New Registration): ₹15,000 per property, plus applicable taxes.
Renewal Fee: ₹10,000 per property, plus applicable taxes.

Fees are non-refundable. Certification is granted only after successful audit and compliance.


Mode of Payment

Fees can be paid via UPI / Net Banking / RTGS / NEFT / Payment Gateway.
Payment details and transaction references must clearly mention the property name and owner.


Additional Conditions

  • Certification is subject to fulfillment of all requirements under the MIKSHA manual.

  • Non-compliance or misrepresentation at any stage may lead to suspension or revocation.

  • Properties must cooperate with surprise audits or tenant grievance investigations.

  • Latest test reports or compliance documents (not older than 2 years) must be submitted.


Seal Usage Policy

Certified properties may use the MIKSHA Silver / Gold / Platinum Seal only for the certified property and during validity.

  • The seal may be displayed at property entrances, websites, brochures, and marketing material.

  • The seal must not be altered, resized disproportionately, or used after certificate expiry.

  • Misuse of the seal will result in legal and certification action.
